|Recommended: NoCrime, overcharges and rent increases, oh my — I've lived at the Eliot for over two years. The property is pretty nice, clean, has a good workout room areas and the concierge and maintenance staff are really nice and helpful. I don't know the new sales staff, it has been a revolving door here and the person that helped me when I moved in has left the company.
The crime in this part of town has never been low, but in the last two years I have seen it rise, especially in and around this building. People have been assaulted behind the building at the duck pond more than once , at least one car jacking in front of the building, an assault in the lobby, a mugging in the walkway area between the church across the street and the new building, and a crime happening almost daily at the Safeway or the CVS across the street . 99 of the time, the Eliot Management staff do not inform the residents what has happened - almost all of the incidents I mentioned I had to find on reddit or the local news.
In 2 years, I have been overcharged around 1,500.00 for HVAC, water and sewer, thanks to the inept third party billing company, ConService. In a 2 month period, I was overcharged almost 1,0000 in water and sewer. I reported the insane charges immediately and upon a maintenance inspection, there was no leak in my apartment. Eventually a loose wire on my water meter which is in a locked closet that only maintenance can access was part of the issue. While I waited 2 months for billing resolution, I still had to pay the overage. Currently, tenants are waiting for a resolution to an unknown HVAC issue. After a couple of months, Management finally told us some very vague information. The issue still is not resolved. I am not the only tenant with these issues, it is a building wide problem. Some tenants had even greater charges that I had. When I moved in, it was not explained that not only do tenants have to pay ConService for electric, you must pay Pepco for electric.
After 2 years, my rent was raised 20 . I get that newer buildings in DC can raise the rent as much as they want, but 20 of my rent equals over 500 a month, which is just too much to pay when combined with the crime and utility bill issues -for a one bedroom one bath with a den.
I have found another building in DC where I can get a 2 bedroom, 2 bath with an additional 400 square feet for the price the Eliot was going to raise my rent to. The new building is still super close to a metro station, several grocery stores and numerous places to eat. It also is a 24 hour concierge building with a pool, workout room and this one has a dog park. The building is also in a lower crime area, which, as a single woman is very important.
They can give out popcorn and twinkies in the lobby and call it customer appreciation, but when all is said and done, I am just a number, and I've had enough.

|Recommended: NoTerribly annoyed with management staff. — I have been waiting since February 10 for my kitchen to be repaired. It is now March 1. I’m about to pay rent but feel there should be some compensation for having to wait this long for maintenance and repairs to such a small but most important area and space in one’s home.

|Recommended: NoPoor customer Maintenance services — I have been here for a month and regret it. My unit was missing a kitchen furniture and I was told to buy it from IKEA.
The shower door bottom seal is poor, which causes a pool of water on the bathroom floor from showering.
After 3 weeks of no resolution, I was told it’s the unit design. Basically, deal with it.
Definitely not worth the money and I’m getting a lawyer to get out of this lease. Worst place I have lived

It is also my humble wish that this letter of appreciation may serve in some way to facilitate Mr. William being recognized officially not only as a valued professional employee but a very caring, kind and well-mannered human being, the type of person whom we all know today's World is in short supply.
From day one, Mr. William's support has been essential in aiding me while I was completing my application and in various other matters as well. He has always been very cordial and pleasant during chance encounters in the hallway. He has been especially kind and courteous when I needed reminding that my bills were due, helping me to avoid potentially costly late fees. Mr. Williiam's trade-mark kindness and professional courtesy has not been just a rare occurrence with me and my interactions with him, but his unbiased and personal concern for ones' well-being is evident to all who have been fortunate enough to have him there, whether it was to ask a simple question or for clarification on a confusing and detailed procedure. |Recommended: NoHigh priced living without high quality — The apartments are priced more towards the luxury apartment segment without providing high-quality finishes to justify the price. There are better-built buildings with higher quality finishes for the same price in and around the area. The cabinets are the worst quality I have ever seen in an apartment period. The floors aren't great but what makes it worse is a layer of some glossy coating was added to the floors. This layer is not durable and comes off quite easily over time making the floors look awful. Just a common household cleaner will partially remove the coating in large blotchy sections. The floors are durable so this clearly is cosmetic and not a protective coating.
When we first moved in there was the regular staff that we were starting to get to know but then everything changed and there was a new person nearly daily. This ruins any sense of community and started issues around policy for package pickup, deliveries, guest visits. Staff the building with regular people. Pay them a living wage and treat them fairly to reduce the amount of turnover.
The amount of hidden additional fees is ridiculous. Maybe this is common in DC but it is not in most other major metropolitan cities and I have lived in a number of them. NYC, SF, and LA have more reasonable pricing structures for building amenities and fees. You even started charging me an RLP fee for liability after requiring me to maintain renters insurance when I moved in. I don't want your additional liability, didn't ask for it, and you made it impossible to get it removed permanently. It keeps coming back after submitting my own policy. HVAC and other additional utilities are very expensive and not transparent. The last couple of months it jumped hundreds of dollars with hardly any change to my daily habits.

|Recommended: YesPerfect Place to Live — I have lived in Eliot on 4th for a month now and I can’t imagine a better place for me. My favorite aspect is the flow of the apartment. It’s the most efficient 900 sqft I’ve ever lived in and feels much bigger as a result. The amenities are great you’d be hard-pressed to find a better rooftop pool and view. I use the fitness center often and it’s big, bright, and cheery, and clean The staff is always professional. The location is also super convenient, being a 2 minute slow walk to a grocery store, pharmacy, nail salon, the metro and a few places to eat. I was worried about noise, as anyone would be in the city, and I have had no issues. Nor with smoke. I also have a dog and I am pleasantly surprised by how dog-friendly this community is. I highly recommend anyone live here
